Price your property appropriately

Over-pricing a property is probably the number one reason that a property doesn't sell.

Even reducing the price later may not increase buyer enthusiasm.

Allow a professional to assist you with the valuation of your property.

 

Curb Appeal

Make sure your yard, sidewalks, and driveway are neat and clean.

Remove anything that may seem unappealing to the prospective buyer.

Make sure all pathways are free of obstruction.

A fresh coat of paint is a relatively inexpensive way to revive appearances.

 

Interior Appearance

Keep your home neat, clean, and ready to show at all times.

Inspect your home for small defects such as cracks, peeling paint or wallpaper, and water damage.

Again, a fresh coat of paint can breathe new life into a dull appearance.

Be sure to clean up after pets religiously.

 

Help your Realtor

Provide your Realtor with a list of all extras and selling points of your home.

Try to be absent during showings.  Your presence often makes the buyer uncomfortable and could prevent the buyer from focusing on your property.

Before your Realtor shows your property, makes sure all lights are on and your home is clean and presentable.

You may even want to make some snacks.  The scent of fresh-baked cookies, or homemade bread can make your house feel more like their home.
